Homes here: housing age and lot patterns

The housing facts below are from the Chicago Metropolitan Agency for Planning Community Data Snapshot for Round Lake Beach, June 2026, which reports 2020–2024 American Community Survey estimates. The snapshot lists a total population of 27,079 and 8,537 households. It lists 6,769 owner-occupied households, 79.3 percent of households. Single-family detached homes are 6,816 units, 76.6 percent of housing units.

The median year built is 1986. Homes built from 1990 to 2009 are 3,766 units, 42.3 percent. Homes built from 1970 to 1989 are 2,951 units, 33.2 percent. Homes built from 1940 to 1969 are 1,516 units, 17.0 percent. Homes built before 1940 are 380 units, 4.3 percent. Homes built in 2010 or later are 281 units, 3.2 percent. Those buckets are the ones printed in the snapshot. This page does not split them into smaller decades.

Census Reporter’s profile for Round Lake Beach lists a median value of owner-occupied housing units of $199,200, from the ACS 2024 5-year estimates. That number is a housing-value context for a budget conversation. It is not a roof price.

Most of the stock is detached houses from the 1970s through the 2000s, so a lot of roofs are on a second or third covering cycle. Age is a reason to look, not a reason to replace on its own. A written estimate should say what it saw: the shingle field, flashings, and, if the deck is opened, the deck. This page does not describe block patterns or subdivision names, because those descriptions are not in the sources above.

Repair or replace?

A repair is the right scope when the problem is a detail: a split pipe boot, a short run of flashing, a few missing tabs, or a ridge that has opened. A replacement is the right scope when the field is worn across the slopes, the deck is soft, or the same leak comes back after a proper repair. Water in a room does not, by itself, pick the scope. The stain shows where water arrived. The roof shows where it entered.

Angi’s roof replacement article, updated March 5, 2026, still publishes this rule of thumb: if the repair would cost 50 percent or more of a replacement, replace the roof. That is Angi’s published rule, not a Round Lake Beach ordinance and not a quote. The dollar figures behind both sides of that comparison are on the roof cost guide, each tied to the page that printed it. This site does not average Angi with Fixr, This Old House, or the Chicago Cost vs. Value report into a new “typical” price.

Read roof repair for the common small scopes, roof leak repair when water is the symptom, and roof replacement when the field is the problem. After hail, start with storm damage and a roof inspection so the notes exist before anyone talks about a claim.

Hail and storms in Lake County

NOAA Storm Events Database event 1192179 is a hail report: magnitude 1.00 inch, Lake County, Illinois, beginning July 15, 2024, at 18:47 CST. The begin location is 1.53 miles south-southeast of Beach Park. The episode narrative describes a derecho that moved across northern Illinois that evening, with widespread wind damage and 30 tornadoes in northeast Illinois. At the height of the storms, 430,000 customers lost power, with some power not restored for four days, on July 19. The same episode list includes thunderstorm-wind reports in Lake County that evening, including Lindenhurst and Gurnee.

Say that hail was logged in Lake County. Do not read the Beach Park point as a Round Lake Beach damage survey. The event record lists $0.00K property damage for that hail report. That is what NOAA recorded for the report. It is not proof that every roof in the county was fine, and it is not proof that any one house was hit.

The storm damage page keeps the NOAA row and explains what a ground-level look can and cannot show. A free storm inspection is the way to get notes on a specific house. This site does not promise that an insurer will pay a claim.

Permits: $50, over the counter

The Village of Round Lake Beach building permits page lists a residential roof permit at $50. The page says the cost of required inspections is included in the permit fee. Roof work is in the over-the-counter group, with siding, furnace replacement, air-conditioner replacement, and sewer repair. Over-the-counter applications generally take 24–48 hours for approval when all information is provided. The village points those submissions to BSA Online.

Permits are good for 90 days from the date issued and may be extended once for 90 days for $10. The fee table also lists a re-inspection at $30, a cancellation within 24 hours of a scheduled inspection at $25, working without proper inspections at $100, and working without a permit at $250. The inspection section says the fee for missed inspections is $100 per occurrence. Those are village listings, re-opened on October 10, 2026. They are not a bid.

A Round Lake Beach permit is for a house in Round Lake Beach. It does not cover a house in another village. The permit guide walks through registration, who signs the application, and the inspection windows. The replacement page and the cost guide link back here so the fee is not buried in a price table.

FAQ

When is a repair enough vs. a full replacement?

A repair is enough when the failure is local: a boot, a flashing, a short run of shingles, or a ridge that can be rebuilt without opening the whole field. A replacement is the conversation when shingles are worn across the slopes, the deck is soft, or a proper repair would cost about half of a new roof. Angi still published that 50 percent comparison on its replacement article, updated March 5, 2026. It is a planning rule from that article, not a village law and not a price for your house. The cost guide lists the sourced figures. A free estimate is the number for the house.

Does Round Lake Beach require a roof permit, and how long does it take?

Yes. The village building permits page lists a residential roof permit at $50, and it says required inspections are included in the fee. Roof permits are in the over-the-counter group. The page says those applications generally take 24 to 48 hours when the information is complete, and it points them to BSA Online. A permit is good for 90 days, with one 90-day extension listed at $10. Read the permit guide on this site and the village page before you apply. The village hall location and the village phone number are not printed here.

What does hail damage look like from the ground?

From the ground, look for shingle tabs that are creased or missing, granules piled in gutters and at downspout exits, and dents in soft metal such as gutters, downspouts, and vent caps. Those are clues, not a full diagnosis. A slope you cannot see, and the deck under the shingles, need a closer look. NOAA logged 1.00 inch hail in Lake County on July 15, 2024, at a point south-southeast of Beach Park. That record is not a map of damage on any Round Lake Beach house. Stay off the roof.

Why do ice dams form on Lake County roofs?

Ice dams form when snow on a roof melts, runs down, and refreezes at a colder eave. Heat leaking from the house, a short overhang, and a stretch of freeze-thaw weather all play a part. Lake County winters produce that pattern often enough that a replacement estimate should say whether ice-and-water shield is included at the eaves and valleys. A stain after a thaw can be an ice dam, a flashing leak, or both. The leak page covers how to tell the stain from the source. This site does not publish a count of ice-dam claims.

Is the estimate free, and what happens after I submit the form?

Yes. The form is a request for a free roof estimate. There is no charge for the request and no obligation to hire anyone. After you submit, the follow-up uses the email you entered, or a call-back if you left your own phone number. Say which place the house is in, what you can see from the ground, and whether water is coming inside. If the form fails to send, try again or email estimates@roundlakebeachroofing.com. Submitting the form does not hire a company and does not start a permit.

Which nearby towns do you cover?

Estimate requests are taken for Round Lake Beach, Round Lake, Round Lake Park, Round Lake Heights, Hainesville, Ingleside, Lake Villa, Fox Lake, and Grayslake. Each place has a section on the service area page. This launch does not publish a separate town page for any of them. Grayslake stays on the hub page. Name the place on the form. A Round Lake Beach roof permit does not cover a house in another village.
