Ice Dam Repair for Round Lake Beach Roofs

An ice dam is a ridge of ice at a cold eave that lets meltwater back up under the shingles. This page is the repair and prevention guide for that path. It does not count ice-dam jobs in the village, and it does not promise a dry ceiling after the next thaw.

How the leak starts

Snow on a warmer part of the roof melts. The water runs down and refreezes where the eave is colder, often over an unheated soffit. The ice builds a dam. The next melt has nowhere to go but sideways, under the shingles, and into the wall or the ceiling near the outside of the room. That sequence is general cold-climate roofing. It is not a count of Round Lake Beach claims.

A stain that shows up only after a thaw, along an outside wall or at the soffit, is the pattern to name on the form. The same stain can be a flashing leak. The leak page is the wider diagnosis. This page is the eave-and-ice case.

What a repair can fix, and what it cannot

A repair can rebuild the eave edge, replace a short run of shingles the ice lifted, and reset flashing that the ice pulled. It does not, by itself, stop a warm attic from melting the next snowfall. A replacement estimate should say whether ice-and-water shield is included at the eaves and in the valleys, and how the attic takes air in and lets air out. Those lines are on the replacement page.

CMAP’s June 2026 snapshot puts the median year built in Round Lake Beach at 1986, with 42.3 percent of homes built from 1990 to 2009 and 33.2 percent from 1970 to 1989. Houses from those years often still have the original eave detail, or a later roof that may or may not have shield at the eaves. Year built is not proof of an ice dam. It is a reason to ask what is on the eave now.

Do not chip a dam from the roof. That is how shingles and people get hurt. This site does not publish a method for melting ice, and it does not publish a count of winter leaks.

The village permit still applies

Roof work in Round Lake Beach is a listed permit at $50, with required inspections included in that fee. The building permits page puts roof permits in the over-the-counter group, generally 24 to 48 hours when the application is complete. Working without a permit is listed at $250. An ice-dam repair that opens the roof is still roof work. The permit guide has the registration rules and the inspection windows.

A Round Lake Beach permit does not cover a house in Round Lake, Grayslake, or any other village on the service area page. If water is coming in during a storm, the emergency repair page is the companion. Prices vary. A free estimate gives the real number. Use the contact form or estimates@roundlakebeachroofing.com.

Published repair figures, not an ice-dam price

This page does not print an ice-dam price. No source used here prices that scope by itself. Angi, updated August 3, 2026, prints roof-leak repair at $360 to $1,550 and a wider repair range of $150 to $8,000. Those rows, and the replacement rows, are on the cost guide. They are not averaged, and they are not a quote for an eave.

FAQ

Why does the ceiling stain only after a thaw?

Meltwater can pond behind ice at a cold eave and run under the shingles. The stain often shows at an outside wall or the soffit after the thaw, even when the field of the roof looks intact from the yard. A flashing leak can look similar. Say that the water follows snowmelt when you request the estimate.

Will a repair stop the next ice dam?

A repair can fix the eave edge the ice damaged. It does not change a warm attic. A replacement scope should say whether ice-and-water shield is at the eaves and valleys, and how the attic is vented. This site does not promise that either scope ends every future dam.

Does ice-dam work need a Round Lake Beach permit?

Roof work in the village is a listed permit at $50, with required inspections included. The page used here does not exempt winter repairs. Working without a permit is listed at $250. Another village’s rules are that village’s rules.

How much does ice-dam repair cost?

This page does not print an ice-dam price. Angi, updated August 3, 2026, prints roof-leak repair at $360 to $1,550. That is a leak-repair range, not an ice-dam bid. Prices vary. A free estimate gives the real number.
