This Old House, updated October 7, 2026, prints asphalt shingles on a 2,000 square foot roof at $10,319, which is $5.16 per square foot on that page, and an average asphalt price of $8,772 for a 1,700 square foot roof.
This Old House also prints an average of $29,909 for a 2,000 square foot roof across the materials in its research. That figure is not an asphalt price. Do not compare it with Angi’s $9,609 replacement average or with Fixr’s about $14,500 average as if they were the same product on the same house.
For metal, the sourced figure used here is the Chicago column of the JLC 2025 Cost vs. Value report: a metal roof job cost of $46,332. This page does not add a metal price from a second publisher, and it does not average that Chicago job cost with any national metal range.
Chicago-region Cost vs. Value
The Journal of Light Construction 2025 Cost vs. Value report has a Chicago table. In the Chicago column, the asphalt shingle roofing replacement job cost is $28,454, the resale value shown is $19,022, and the cost recouped is 66.9 percent. The same Chicago column lists a metal roof job cost of $46,332. The report also prints region and national numbers on the same rows. This page quotes the Chicago job-cost figures only.
The fetched table does not label that asphalt project as a 30-square roof, so this page does not add that size. The report is a remodeling-cost and resale study for a defined project in the Chicago market. It is not a Round Lake Beach bid, and it is not a promise that a seller will recover 66.9 percent. Use it beside the national articles, not blended with them. A replacement estimate is still the number for the house.

The Village of Round Lake Beach lists the residential roof permit at $50. The page says the cost of required inspections is included in the permit fee. Re-inspection is $30.
